Highlights from the AESS e-conference 2021

We thoroughly enjoyed the first ever online AESS conference on 4th-5th May. The two-day event was brilliantly moderated by Roberto Lopez and Rennie Schafer, CEO, FEDESSA.

The many excellent speakers included David Raya Lara of Bluespace, Evan Lester of JLL, Guy Pinsent of Less Mess, as well as our very own Martyn Dickinson. Not surprisingly, the impact of the Covid pandemic was discussed a great deal, however the general consensus was that the Spanish self storage sector has shown impressive resilience in terms of occupancy levels and rent generation.

Other interesting topics discussed included:

  • Flexible buildings – Many operators are now utilising mixed-use facilities. One example is our customer Self Storage Riga that not only provides state-of-the-art self storage units but also a car wash. We are also seeing other flexible buildings such as small niche self storage facilities within mixed-use city centre properties.
  • Sustainable solutions– Both national governments as well as private sector organisations are now very focused on implementing environmentally friendly policies and reducing carbon emissions. Martyn Dickinson’s presentation covered GreenCoat®, the brand for innovative, sustainable colour coated steel solutions that will make a real difference in the self storage industry.
  • Access control automation– Today’s customers expect to be able to use their smartphones to do their banking or shopping. Providing tenants with an access control app and digital keys such as the NokÄ“ Smart Entry System gives them the convenience they’re used to. There are numerous benefits for operators too, including enhanced security, improved data and the ability to manage facilities remotely.

In addition, we really enjoyed the Digital Marketing session with self storage marketing experts Christel Land, Dean Booty and Ben Hook. The panel discussed the importance of great websites, Google AdWords as well as the potential of social media marketing. Christel talked about the impressive results her customers have achieved from targeted Facebook campaigns and advised that TikTok and Instagram marketing could also be worthwhile for younger target audiences. Furthermore, the experts recommended encouraging customers to complete online reviews as this will help increase brand awareness and lead generation.

Last but not least, the Janus team would like to thank the association as well as all e-conference speakers and participants for an outstanding event. We look forward to attending future virtual events as well as physical conferences, when it is safe to do so!
